Home watch in Kailua
We watch houses in Kailua for owners who are off-island, then send a same-day report with photos, time, and GPS that a spouse, trustee, or insurer can read without calling you.
What a visit covers
Every visit follows the same checklist:
- Doors, windows, garage, and gates
- Visible leaks, under-sink areas, and the water heater
- Power, HVAC or window units, dehumidifier, and fridge
- Toilets flushed and traps run so they do not dry out
- Lanai, yard, standing water, and obvious pest issues
- Photos of each zone and a GPS stamp on the report
It is a visual walk-through of accessible areas and ground level. No ladders, no roof access, and not a home inspection.
What to watch for in Kailua
Kailua is on our primary routes. These are general risks on the windward side, not predictions for your house.
- Salt air and humid trade-wind air can wear on hardware, screens, and metal, especially close to the beach.
- Rooms shut for weeks can smell musty and grow mildew. We note whether the AC or dehumidifier is running.
- Heavy rain can leave standing water in the yard or along the lanai.
- Termites and other pests are a general risk. We report obvious pest issues we can see.
We observe, photograph, and write it down. We do not diagnose or repair; if something looks wrong we tell you the same day.

Do you need keys?
Interior checks need a lockbox on your property (yours, or one we install for a quoted price), or a keypad or smart lock code. Your keys stay in that lockbox. We never keep keys at home, in a vehicle, or anywhere off your property, and we never take keys by mail. Until a lockbox is in place, visits are exterior only.
