Home watch in Waimanalo

Waimanalo is on our primary windward routes, along with Kaneohe and Kailua. We visit while you are away and send a same-day report with photos, time, and GPS.

What a visit covers

Every visit follows the same checklist:

Doors, windows, garage, and gates
Visible leaks, under-sink areas, and the water heater
Power, HVAC or window units, dehumidifier, and fridge
Toilets flushed and traps run so they do not dry out
Lanai, yard, standing water, and obvious pest issues
Photos of each zone and a GPS stamp on the report

It is a visual walk-through of accessible areas and ground level. No ladders, no roof access, and not a home inspection.

What to watch for in Waimanalo

These are general risks for a windward coastal house, not predictions for yours. Every house is different.

Salt air and wind-driven moisture can settle on windows, hardware, and metal, especially close to the water.
Mildew can start in closed rooms where air does not move. We note whether the AC or dehumidifier is running.
Heavy rain can mean standing water, full gutters, or damp spots.
Termites and other pests are a general risk. We report obvious pest issues we can see.

A larger lot or more than one building is quoted as an Estate plan after an on-site walkthrough.

Do you cover Waimanalo?

Yes. Waimanalo is on our primary windward routes. Hawaii Kai, Kahala, and Honolulu are by arrangement. We do not take a house we cannot reach on the schedule we sold you.

What happens in a storm?

We send a prep reminder. Your regular visits note any visible storm-related conditions, with photos. An extra storm visit, before or after the wind, is optional and taken only as our schedule permits, with no guaranteed response time. The Storm Check is an add-on, $175–$250 depending on access and prep, plus GET (quoted per job). We do not file your insurance claim.

Is this a home inspection?

No. We observe and report what we can see from accessible areas and ground level. We do not use ladders or go on roofs. For a home inspection, hire a licensed inspector.
